Pricing Strategy Comparison

What it does

The Pricing Strategy Comparison tool shows your current prices side-by-side with Atlas and PriceLabs recommendations directly in your calendar view. You'll instantly see which pricing service is performing best, how much their recommendations differ from each other, and which service most recently influenced your actual rates. Blue PriceLabs badges appear on calendar dates where PriceLabs made price updates, making it easy to spot where the two systems agree or disagree. Additionally, you can now access detailed competitor pricing data and market intelligence that shows how your property compares to similar rentals in your area.

Getting started

Viewing comparison data in your calendar

  1. Go to Listings in your main navigation
  2. Select the property you want to analyze
  3. Open your Calendar view
  4. Look for blue PL badges on dates where PriceLabs has made pricing updates
  5. Single-click on any calendar date to open the pricing comparison popover instantly
  6. Double-click on any date to open availability and pricing settings instead

Understanding the pricing popover

  1. Single-click on any calendar date to open pricing comparison data
  2. The pricing popover opens showing your current rate and Atlas recommendations
  3. Scroll down to see the Source section with side-by-side comparisons
  4. View divergence percentages to see how much the services differ
  5. Scroll to see Market Intelligence showing competitor pricing and market segments
  6. Click away from the popover or press Escape to close it

How it works

Once you open your calendar, Vanio automatically gathers pricing data from multiple sources and displays them with visual indicators:

What you'll see on calendar dates

  • Atlas badges — green pills showing pending Atlas recommendations
  • PL badges — blue badges indicating dates where PriceLabs pushed price or minimum stay updates
  • Your current price — displayed on each available date
  • Availability indicators — green dots for available dates, red for blocked

Inside the pricing popover

  • Current calendar price — the live rate guests see when booking, with a badge showing the source (Atlas, PL, or Manual)
  • Atlas recommended — AI-powered pricing based on market analysis
  • PriceLabs last push — their most recent rate suggestion with timestamp
  • PriceLabs minimum stay — the most recent minimum stay requirement PriceLabs set (if any)
  • Divergence indicator — color-coded percentage showing how far apart the recommendations are

Visual indicators

  • Green divergence — recommendations are closely aligned (under 5% difference)
  • Amber divergence — moderate difference between services (5-15% difference)
  • Red divergence — significant divergence (over 15% difference)
  • Timestamps — shows when PriceLabs last updated ("2h ago", "1d ago", etc.)

Tips & best practices

When to investigate divergences

  • High divergence (red indicators) — When Atlas and PriceLabs disagree by more than 15%, research local events or market conditions
  • Frequent PL badges — If you see many blue PL badges, PriceLabs is actively adjusting your prices or minimum stays
  • Missing badges — Dates without Atlas or PL indicators suggest manual pricing or system gaps

Using the calendar badges effectively

Focus on badge clusters — Multiple PL badges in a row suggest PriceLabs sees a pricing opportunity you should investigate.

Compare badge timing — Recent PL badges ("2h ago") are more relevant than older ones ("5d ago") when making decisions.

Mixed badge dates — Dates with both Atlas and PL badges show where both systems are active—prime candidates for comparison.

Check minimum stay updates — PL badges now appear even when PriceLabs only adjusted minimum stay requirements, giving you complete visibility into their recommendations.

Common questions

Why do some dates have PL badges but others don't? PriceLabs only pushes updates when their algorithm detects a pricing opportunity or needs to adjust minimum stay requirements. Dates without PL badges mean PriceLabs agrees with your current settings or doesn't have a recommendation for that date.

What does the divergence percentage actually mean? This shows how much Atlas and PriceLabs recommendations differ as a percentage. For example, if Atlas recommends $100 and PriceLabs pushed $120, you'll see a +20% divergence indicator.

Why do I see PL badges on dates where PriceLabs didn't change the price? PriceLabs sometimes sends minimum stay updates without changing prices. You'll now see complete PriceLabs activity including these minimum stay adjustments, so you have full visibility into their recommendations even when they only modified booking requirements.

Can I see comparison data for properties not using PriceLabs? The Source section and PL badges only appear for properties actively connected to PriceLabs. Properties using only Atlas will see the standard pricing popover without comparison data—this is intentional to avoid confusion. However, market intelligence and competitor data is available for all properties with location coordinates.

How often does the comparison data update? Comparison data refreshes automatically when you apply Atlas recommendations or when PriceLabs pushes new rates or minimum stay requirements. The calendar badges and popover source section always show the most current information available.

What's the difference between single-click and double-click on calendar dates? Single-click opens the pricing comparison popover to view Atlas and PriceLabs data side-by-side. Double-click opens the date settings where you can adjust availability, minimum nights, and add notes. This keeps both functions easily accessible without interfering with each other.

How does the market intelligence data work? Vanio automatically pulls real-time competitor pricing for properties similar to yours in your area. You'll see the closest comparable properties ranked by distance, their current nightly rates, and market segment performance data. This helps you understand pricing opportunities and see where your listing fits within your local market.
