Calendar — Per-Date Overrides
Override nightly price, minimum nights, availability, and per-channel markups for specific dates or ranges from the Calendar.
The calendar is where you make per-date adjustments to a property — special pricing for holidays, blocked dates, custom minimum nights, channel-specific markups, or just notes to remember why a date is special. Everything you change in the calendar overrides your property defaults for those specific dates only.
Quick reference: Block dates, blocked nights, holiday pricing, peak pricing, custom prices, calendar overrides, calendar blocks, owner stays, off dates, special rates, date-specific minimum nights — all live on the Calendar page.
Where to find it
Calendar in the left sidebar.
You see a multi-month grid of every property you manage. Each cell is one date for one property and shows: the active price, the minimum-nights requirement (small badge in the corner if there's an override), any reservation that covers that date, and any task scheduled for that date.
Open the date settings popover
Click any date cell. A popover opens with editable fields. Click off to close, or click Apply to save changes. The change syncs to every connected channel within minutes.
What you can override per date
Base Price
Override the nightly rate for this date only. The property-level Default Daily Price stays unchanged for everything else.
Per-channel Markups
On top of the base price, you can add a per-channel percentage markup. Three channels are supported in the popover: Airbnb, Booking.com, VRBO. Use this when one channel takes a higher commission and you want to pass it through (e.g. +15% on Booking.com to absorb their fee).
Available Units
For multi-unit listings, set how many units are available on this date. Set to 0 to block the date entirely. Set to 1+ to make it bookable.
Available Toggle
Single switch — on means the date is bookable, off means blocked. Same effect as Available Units = 0 but easier to read.
Minimum Nights
Force a different minimum-night requirement starting on this date. Common pattern: bump min nights to 4-7 on holiday weeks so you don't lose them to single-night stays.
The badge on the date cell updates to show the new minimum so you can scan the calendar at a glance.
Notes
Free-form text. Anything you want to remember about this date — "Owner using property", "Local event — high demand", "Cleaner unavailable, schedule check-out clean for the day after". Notes are visible to your team but not to guests.
Restrictions
Lower-level flags for special restrictions (closed-to-arrival, closed-to-departure, etc). Most hosts don't touch these — they're for advanced use cases.
Multi-date editing
To apply changes to a range:
- Shift-click the start date and the end date in the calendar — the range highlights
- The popover opens for the whole range
- Each field gets a small Skip toggle next to it
- Set the fields you want to change. Toggle Skip on the ones you don't.
- Click Apply
This lets you, say, set Christmas week to "min nights 4, base price $300, available yes" without touching the other fields. It's the fastest way to handle peak periods.
What stays in sync
Every override pushes to every connected channel within minutes:
- Airbnb — base price, minimum nights, availability all push via the Airbnb API. Per-channel markup applies before push.
- Booking.com — same fields. Booking.com's calendar reflects the change.
- VRBO — same.
- Direct booking website — uses Vanio's calendar directly, no sync delay.
If you block a date, every channel marks it unavailable. No risk of double bookings.
Common scenarios
"Block Christmas week so I can use the place myself." Calendar → shift-click Dec 22 to Dec 28 → toggle Available off → Apply.
"Charge $400/night the week between Christmas and New Year." Same range → set Base Price = 400 → Skip everything else → Apply.
"4-night minimum on the 4th of July weekend, normal price." Shift-click Jul 3 to Jul 6 → set Minimum Nights = 4 → Skip everything else → Apply.
"I'm doing renovation Mar 10-20 — block the dates AND leave a note." Shift-click Mar 10 to Mar 20 → Available off → Notes = "Renovation, do not unblock without checking with Mike" → Apply.
"Add 15% to Booking.com prices to cover their commission." This is usually a property-level setting, not a per-date one. For per-date, use the channel markup field in the popover. For property-level, ask support — that's currently configured at the platform-connection layer.
"Block one specific unit of my multi-unit listing without blocking the others." Use Available Units in the popover. If you have 5 units and one needs maintenance, set Available Units = 4 for those dates.
What you can't do here
These are NOT per-date settings — they live elsewhere:
- Maximum nights — property-level only. Set on Listings → Content → Availability.
- Advance booking window — property-level. Same place.
- Turnover days — property-level. Same place.
- Lead time — Airbnb-only and channel-level. Listings → Platforms → Airbnb.
- Cleaning fee — property-level. Listings → Content → Pricing.
The calendar is for date-specific OVERRIDES of price, availability, and minimum nights. Everything else lives at the property level. See Availability & Stay Rules for the full picture.
How the calendar uses the date popover under the hood
Every change you make in the popover writes to Vanio's calendar database, then a background sync pushes the change to each connected channel. You'll see a brief "Saving..." indicator in the popover, then "Saved" when the sync completes. For Airbnb, the actual push to their servers usually finishes within 2-3 minutes.
If a sync fails (rare), the calendar shows a small warning badge on the affected date. Click it to retry.
