Receiving Task Offers via SMS

Every new cleaning or turnover offer comes to you as a regular text message. There's nothing to download and no app required — if you can text, you can work.

Note: The offer-and-accept flow described on this page applies to cleaning and turnover tasks only. Maintenance tasks work differently — vendors are assigned directly by text message, with no offer to accept or decline. See Managing Maintenance Tasks for details.

What an offer looks like

You'll get a message like this:

Vanio: New turnover offered. 2BR in downtown, Sat 11am-2pm. $65 + $10 same-day bonus. Reply 1 to accept, 2 to decline. Full details: [link]

Tap the link for the full address, checklist preview, and any photos or special notes from the host. The address and access code are released closer to the job — usually the morning of.

Responding

  • 1 — accept. The job is yours.
  • 2 — decline. Next cleaner in line gets it.
  • ? — ask a question (goes to the host)
  • Nothing — after the response window (default 10 minutes) the offer passes to the next person. No penalty.

Getting more context

Tap the link in the SMS for:

  • Full address (revealed when you accept)
  • Map and drive time from your current location
  • Complete checklist
  • Previous photos from that property (helpful if you've never been before)
  • Pay breakdown (base + bonuses + tips)
  • Host rating and how many jobs you've done for them

Offer windows

Most hosts set a 10-minute response window. For same-day urgent offers, it may be shorter (2-5 minutes). For offers scheduled a week out, it may be longer (30+ minutes). The window is always shown in the SMS.

Getting notified faster

Even if you only use SMS, turn on SMS notifications in your phone's settings so you hear the alert instantly. For the fastest response times, use the Vanio app — push notifications come through within a second of an offer being posted.

Missing offers

If you miss one, the job goes to someone else — it's gone. You don't lose standing for missing offers (only for accepting and then canceling late). If you're missing offers often, check your availability settings and make sure you're not blocking working hours by accident.

How maintenance task assignments work

Maintenance tasks are handled separately from cleaning offers. When a maintenance issue comes in, Vanio assigns it directly to the right vendor and sends them a plain text message — there's no offer to accept or decline. As a vendor, you'll receive a straightforward assignment with the relevant details.

Once the issue is resolved, guests are automatically notified, so no one on your team needs to follow up manually. Any messages between your team and the vendor are tracked in Vanio, organized by maintenance issue so the full conversation stays in one place — not scattered across individual reservations.

Common questions

What if my phone can't receive links? Reply details and Vanio sends a plain-text version with everything.

Can I get offers by email instead? Yes — turn on email offers in Settings → Notifications. SMS is still recommended for speed.

What if I want to see all open offers at once? Open the Vanio app and tap Offers. Everything in your area is listed, even ones you haven't been directly offered.

Do I need to accept or decline maintenance assignments? No. Unlike cleaning offers, maintenance assignments are sent to you directly — the job is assigned to you automatically, with no reply needed to claim it. Simply follow the instructions in the text message.
