Create custom AI procedures that apply to specific properties or your entire portfolio

What Skills Are

A skill is a deterministic, step-by-step procedure the AI follows for a specific scenario. Instead of improvising how to handle "Can I check in early?", a skill tells it exactly what to do:

  1. Check if the unit is available before standard check-in
  2. Check cleaning task status
  3. If cleaning is done, approve early check-in
  4. If in progress, message the cleaner for an ETA
  5. Respond to the guest with the outcome

Skills remove guesswork. The AI follows your procedure every time.

Creating a Skill

  1. Go to Settings > AI > Skills
  2. Click Create Skill
  3. Name it and describe the trigger scenario
  4. Define steps in order
  5. Set conditions for each step
  6. Choose which properties this skill applies to (or leave empty for all)
  7. Save and activate

Steps can include: checking data, sending messages, creating tasks, or waiting for a response.

Property Selection

Each skill can apply to specific properties or all properties in your account:

  • All properties — Leave the property selection empty (default)
  • Specific properties — Choose individual listings from the dropdown
  • Property groups — Select entire groups you've created

This lets you create specialized skills for different property types. For example, a pet policy skill might only apply to pet-friendly units, while a pool access skill targets properties with pools.

Built-In Templates

  • Early check-in request — Calendar check, cleaning coordination, guest response
  • Late checkout request — Availability check, pricing, approval flow
  • Noise complaint — Sensor data check, guest warning, escalation
  • Maintenance request — Issue logging, task creation, guest acknowledgment

Auto-Detection

When the AI handles a situation the same way multiple times, the system suggests saving that pattern as a skill. Review the steps, adjust, and save.

  • Start with built-in templates and customize
  • Use property selection to create targeted skills for specific listing types
  • Test new skills in shadow mode first
  • One scenario per skill — keep them focused
  • Skills applying to fewer properties run faster and are easier to troubleshoot

Common Questions

Can I change which properties a skill applies to later? Yes, edit the skill and update the property selection anytime. Changes take effect immediately.

What happens if I delete a property that has skills? Skills automatically stop running for deleted properties. No manual cleanup needed.

Do skills work differently on different property types? Skills run the same way everywhere, but you can use property selection to ensure relevant skills only activate where they make sense.
