Property Manager Detection in Atlas
What it does
Atlas now automatically identifies professional property managers versus individual hosts on your booking map, giving you instant competitive intelligence about who you're competing against. The map uses distinctive visual markers to highlight hosts managing 6 or more properties, helping you quickly spot the established players in any market and understand the competitive landscape at a glance.
Getting started
- Navigate to Atlas → Go to your dashboard and click on "Atlas" in the main navigation
- Select the Booking tab → Click on the "Booking" tab to view competitor listings on the map
- Choose your market → Use the market selector to focus on your target area
- Look for the ring markers → Property managers (6+ listings) appear with a distinctive slate-colored ring around their map markers

How it works
Vanio automatically analyzes each host's portfolio size within the selected market and updates the map markers in real-time. When a host manages 6 or more active listings in the same area, their markers get a distinctive slate ring that makes them stand out from individual property owners. The system continuously updates this data as new listings are detected or removed from the market.
Map marker features
- Individual hosts (1-5 listings): Clean markers showing just the nightly rate
- Property managers (6+ listings): Slate ring around the marker with listing count displayed (e.g., "$150 ·12")
- Pricing information: Both marker types continue to show current nightly rates when available

Tips & best practices
Market analysis: Use the property manager detection to understand market maturity. Areas with many ringed markers indicate a professionalized market where you'll be competing against experienced operators with economies of scale.
Competitive positioning: Individual hosts (clean markers) may be more flexible on pricing and availability, while property managers (ringed markers) often have standardized operations and may use sophisticated pricing tools.
Opportunity identification: Markets with mostly individual hosts might represent growth opportunities, while heavily "ringed" areas indicate established competition but potentially higher demand.
Pricing strategy: Property managers often use dynamic pricing (amber badges). If you see many manual pricing competitors (green badges), there may be opportunities to optimize pricing more aggressively.
Common questions
Q: Why does the threshold start at 6 listings instead of a lower number?
A: Six listings typically indicates a transition from casual hosting to professional property management. This threshold helps distinguish between hosts who own a few vacation properties versus those running a proper rental business.
Q: Does this count listings outside the current map view?
A: No, the listing count only includes active properties within your currently selected market area. A host might have more properties in other markets, but you'll only see their local portfolio size.
Q: What if I want to research a specific property manager I found?
A: Click on any of their markers to see their listing count, then explore the map to find their other properties. All properties from the same property manager will have the same ringed marker style, making it easy to spot their entire local portfolio.
Q: Can I filter the map to show only property managers or only individual hosts?
A: Currently, all listings are shown together with visual distinction. Use the legend to quickly identify marker types, and the distinctive rings make property managers easy to spot even on busy maps.
