Auto Pricing Sync
What it does
Auto Pricing Sync automatically copies pricing updates from one of your properties to other properties you manage, with the option to apply different markups to each target property. When your pricing tool pushes new rates to your main property, Vanio instantly updates your other listings with the same rates—or applies a custom multiplier like 20% higher pricing—so all your properties stay perfectly synchronized without any manual work.
Getting started
Setting up pricing sync

Navigate to pricing settings
- Go to Properties in your main navigation
- Select the property you want to use as your pricing source
- Click Settings → Pricing → Auto Sync

Choose your source property
- Your source property should be the one connected to your primary pricing tool (like PriceLabs, Beyond Pricing, etc.)
- This is typically your main listing or the property with the most optimized pricing strategy

Add target properties
- Click + Add Property to select which properties should receive the synced pricing
- Choose from your available properties in the dropdown
- You can add multiple target properties to sync from the same source

Configure pricing multipliers
- For each target property, set a Price Multiplier:
- 1.00 = Exact same price as source
- 1.20 = 20% higher than source
- 0.85 = 15% lower than source
- Enter any value that makes sense for your pricing strategy
- For each target property, set a Price Multiplier:

Set minimum stay preferences
- Toggle Sync Minimum Stay on or off for each target property
- When enabled: minimum stay requirements copy over with the pricing
- When disabled: only pricing syncs, minimum stays remain as originally set

Save your configuration
- Click Save Changes to activate the sync
- You'll see a confirmation that auto sync is now active
Testing your setup

Make a test pricing update
- Update pricing for a future date in your pricing tool
- Wait 2-3 minutes for the sync to process
- Check your target properties to verify the multiplied rates appeared

Monitor sync activity
- Go to Settings → Activity Log to see sync events
- Each successful sync shows the source property, target properties, and multipliers applied

What gets synced
Always synced:
- Base nightly rates with your chosen multiplier applied
- Date ranges (pricing updates apply to the same dates across all properties)
Optionally synced:
- Minimum stay requirements (when enabled for each target property)
- Booking restrictions (if your pricing tool manages these)
Never synced:
- Property-specific settings like cleaning fees or extra guest charges
- Calendar availability (only pricing changes)
- Custom rate overrides you've manually set

- Premium locations: Use 1.10-1.30 (10-30% higher)
- Budget properties: Use 0.80-0.95 (5-20% lower)
- Similar properties: Use 0.95-1.05 for small adjustments
- Test and adjust: Monitor performance and tweak multipliers based on booking patterns
Managing minimum stays
- Enable minimum stay sync for properties with similar guest profiles
- Disable for properties where you want different stay requirements
- Consider local events and seasonality when setting this preference
Monitoring performance
- Check your activity log weekly to ensure syncs are working smoothly
- Compare booking performance across synced properties to optimize multipliers
- Update multipliers seasonally or based on market changes
Common questions
What happens if I manually change prices on a target property? Your manual changes will stay in place until the next pricing update comes from your source property. The sync doesn't run continuously—it only triggers when your pricing tool pushes new rates to the source.
Can I use different pricing tools for different properties? Yes, but only the source property needs a pricing tool connection. Target properties will receive their pricing from the source, so they don't need their own pricing tool integration.
How quickly do price changes appear across all properties? Typically within 2-3 minutes of your pricing tool updating the source property. During high-traffic periods, it may take up to 5 minutes. You'll see confirmation in your activity log once sync completes.
