Pricing in Vanio is set per property and pushed to every connected channel. You set a base nightly rate, optional weekend rate, cleaning fee, security deposit, extra-guest fee, length-of-stay discounts (weekly/monthly), and dynamic discounts that change based on how far ahead a guest books or how close to check-in they are. Smart Pricing gives you AI-powered recommendations or can automatically adjust your rates based on market conditions.

The page has five cards plus the Smart Pricing section. Every change auto-saves and pushes to every connected channel within minutes.

Calendar Pricing Controls

Your calendar now provides instant access to pricing details and adjustments:

  • Single-click any date โ€” Opens the pricing popover showing current price, AI recommendations, and competitor analysis with factor breakdown. Apply price changes instantly from this view.
  • Double-click any date โ€” Opens full date settings for comprehensive availability, pricing, and rule overrides.
  • Strategy button โ€” Toggle the pricing strategy panel to adjust your Smart Pricing settings without leaving the calendar.
  • Revenue bar โ€” View monthly revenue projections and average rates directly above your calendar.

Using the pricing popover

When you click any calendar date, the pricing popover shows:

  • Current price vs. recommended price
  • Booking probability at current vs. recommended rate
  • Factor breakdown โ€” why the system suggests this price (seasonality, demand, competition, events)
  • Apply button โ€” instantly update the price for that date

This gives you the full context behind every pricing decision without opening multiple screens.

Smart Pricing

AI-powered pricing that analyzes market demand, competitor rates, seasonality, and local events to optimize your rates automatically or provide recommendations.

Three modes to choose from:

  • Suggest โ€” Get AI recommendations on your calendar that you can apply manually
  • Auto โ€” Let the system adjust your prices automatically based on market conditions
  • Off โ€” Full manual control using only your base rates below

How to configure Smart Pricing

  1. Go to Listings โ†’ [your property] โ†’ Content โ†’ Pricing
  2. Find the Smart Pricing section at the top of the page
  3. Choose your preferred mode (Suggest, Auto, or Off)
  4. Configure your pricing strategy settings:
    • Price Range โ€” Set minimum and maximum rates the system can use
    • Weekend Markup โ€” Extra percentage for Friday/Saturday nights
    • Occupancy Target โ€” Your desired booking rate percentage
    • Event Boost โ€” Extra percentage during local events
    • Comp Position โ€” How competitive you want to be vs. similar properties
    • Owner Min Monthly Payout โ€” Minimum revenue target per month
  5. Click Save to apply your changes

Alternative: Use the Strategy button on your calendar page to adjust these settings without leaving your calendar view.

What happens in each mode

Suggest mode: Daily recommendations appear on your calendar with green โ†‘ (raise price) or red โ†“ (lower price) indicators. Click any indicator or date to see the detailed reasoning and apply the suggestion manually using the pricing popover.

Auto mode: Prices adjust automatically within your set price range. You'll see the changes reflected on your calendar and they sync to all channels immediately. Pricing recommendations are only marked as applied after they successfully update your listings' calendars, ensuring Vanio and your booking platforms stay perfectly in sync.

Off mode: Only your manually set base rates and any calendar overrides are used. No AI recommendations or automatic adjustments.

When Smart Pricing makes adjustments

The system analyzes your pricing continuously and makes recommendations or adjustments when:

  • Market demand shifts significantly for upcoming dates
  • Competitor prices change in your area
  • Local events or seasonality create pricing opportunities
  • Your current rate is notably above or below optimal

Recommendations typically appear 1-60 days before the target date, depending on booking patterns in your market.

Reliable price syncing

When using Auto mode, pricing updates only show as "applied" in Vanio after they've successfully synced to all your connected booking platforms. This prevents pricing mismatches between Vanio and your channels โ€” if a channel sync fails, the recommendation stays pending and will be retried on the next pricing update.

Base Rates

Two fields that serve as your fallback rates when Smart Pricing is off or has no recommendation:

  • Default Daily Price โ€” your standard nightly rate. This is what guests pay on a normal weekday.
  • Weekend Price โ€” your Friday and Saturday rate. Optional. If left blank, weekends use the daily price.

Both are in your selected currency (set in the Currency card below).

Fees

Three fields charged on top of the nightly rate:

  • Cleaning Fee โ€” flat fee added to every booking, regardless of length. Shown to the guest as a separate line item.
  • Security Deposit โ€” held during the stay and refunded after checkout if there's no damage. Not charged unless you file a claim.
  • Per Extra Guest โ€” added per guest above your "Guests Included in Base Price" number (set in the next card).

Discounts & Capacity

Length-of-stay discounts that automatically apply when bookings cross a threshold:

  • Weekly Discount โ€” % off for stays of 7+ nights. Common range: 5-15%.
  • Monthly Discount โ€” % off for stays of 28+ nights. Common range: 15-30%.

Plus:

  • Guests Included in Base Price โ€” how many guests can stay before the per-extra-guest fee kicks in. Most hosts set this to the bedroom count or the typical comfortable capacity.

Currency

The currency for everything on this listing. Pick once and Vanio handles the conversion when displaying to guests on different channels. You can't mix currencies on a single listing.

Dynamic Discounts

Two timing-based discount engines that automatically adjust your rate based on when the booking comes in:

Early Bird Discount

Reward guests who book well in advance.

  • Discount โ€” % off the nightly rate
  • Days in Advance โ€” how many days before check-in the booking has to be to qualify

Example: 10% off when booked 30+ days ahead. The discount applies automatically โ€” no codes, no manual approval.

Last Minute Discount

Fill empty dates near check-in.

  • Discount โ€” % off the nightly rate
  • Within Days โ€” how close to check-in the booking has to be to qualify

Example: 15% off when booked within 3 days of check-in. Useful for filling gap nights you'd otherwise lose.

How discounts stack

Discounts apply in this order, and the best applicable discount wins (they don't compound):

  1. Early Bird โ€” if booked X+ days ahead
  2. Last Minute โ€” if booked within Y days of check-in
  3. Weekly โ€” if stay is 7+ nights
  4. Monthly โ€” if stay is 28+ nights

So a 10-night stay booked 35 days out gets EITHER the Early Bird OR the Weekly discount โ€” whichever is higher. The cleaning fee and security deposit are never discounted.

What syncs to which channel

  • Airbnb โ€” every field above syncs natively, including Smart Pricing adjustments. Pushed via the Airbnb API within a few minutes of saving.
  • Booking.com โ€” base price, weekend price, length-of-stay discounts sync. Booking.com handles its own dynamic pricing differently (their "Genius" program). Vanio respects it.
  • VRBO โ€” base price, fees, and the Vanio-set weekly/monthly discounts sync. VRBO has fewer dynamic pricing controls.
  • Direct booking website โ€” uses every field above verbatim, including real-time Smart Pricing adjustments. Guests on your branded site see the exact same rates and discounts.

Per-date overrides

To charge different rates on specific dates (peak weekends, holidays, special events) without changing the base price for the whole property, use the calendar:

Double-click a date opens the comprehensive date settings popover for complex overrides including per-channel markups. Common scenarios

"I want to charge $150 weekdays, $200 weekends, $300 on holidays." Default Daily Price = 150. Weekend Price = 200. For holidays, open the calendar, click the holiday dates, and use the pricing popover to set the new rate instantly.

"I want guests to pay 10% less if they book a month ahead but I don't want to give weekly stays a discount." Early Bird Discount = 10, Days in Advance = 30. Leave Weekly Discount blank.

"I want a different cleaning fee per channel โ€” Airbnb pays $80, my direct site pays $60." Vanio doesn't have per-channel cleaning fees. The fee is set once at the property level. For per-channel pricing tweaks, use per-channel price markups in the calendar date popover (those let you adjust the nightly rate per channel by a percentage). Cleaning fees stay flat.

"I want AI pricing suggestions but not automatic changes." Set Smart Pricing to Suggest mode. You'll see recommendations on your calendar that you can review and apply manually using the pricing popover.

"Smart Pricing set my rate too high/low โ€” how do I override it?" Go to your calendar, click the date, and use the pricing popover to instantly adjust the price. This overrides both Smart Pricing and your base rates for that specific date.

"I applied a Smart Pricing suggestion but want to revert to my original price." Go to your calendar, click the date, and manually set the price back to your preferred rate using the pricing popover. Once you've manually overridden it, Smart Pricing won't make another automatic adjustment for that date.

"How do I add a pet fee?" There's no dedicated pet fee field on the Pricing page. Set it under Listings โ†’ Content โ†’ Policies โ†’ Pet Fee instead โ€” that's part of the pet policy and only charges when a guest books with pets.

"How do I quickly adjust my pricing strategy while looking at my calendar?" Use the Strategy button on your calendar page to open the pricing strategy panel. You can adjust all Smart Pricing settings without leaving your calendar view.
