Auto Pricing Sync
Automatically sync pricing from a source property to multiple target listings with custom multipliers, with accurate bedroom counts and local currencies (including CAD and EUR) reliably reflected in PriceLabs.
Auto Pricing Sync
What it does
Auto Pricing Sync automatically copies pricing updates from one of your properties to other properties you manage, with the option to apply different markups to each target property. When your pricing tool pushes new rates to your main property, Vanio instantly updates your other listings with the same rates—or applies a custom multiplier like 20% higher pricing—so all your properties stay perfectly synchronized without any manual work.
Getting started
Setting up pricing sync
-
Navigate to pricing settings
- Go to Properties in your main navigation
- Select the property you want to use as your pricing source
- Click Settings → Pricing → Auto Sync
-
Choose your source property
- Your source property should be the one connected to your primary pricing tool (like PriceLabs, Beyond Pricing, etc.)
- This is typically your main listing or the property with the most optimized pricing strategy

-
Add target properties
- Click + Add Property to select which properties should receive the synced pricing
- Choose from your available properties in the dropdown
- You can add multiple target properties to sync from the same source
-
Configure pricing multipliers
- For each target property, set a Price Multiplier:
- 1.00 = Exact same price as source
- 1.20 = 20% higher than source
- 0.85 = 15% lower than source
- Enter any value that makes sense for your pricing strategy
- For each target property, set a Price Multiplier:

-
Set minimum stay preferences
- Toggle Sync Minimum Stay on or off for each target property
- When enabled: minimum stay requirements copy over with the pricing
- When disabled: only pricing syncs, minimum stays remain as originally set
-
Save your configuration
- Click Save Changes to activate the sync
- You'll see a confirmation that auto sync is now active
Testing your setup
-
Make a test pricing update
- Update pricing for a future date in your pricing tool
- Wait 2-3 minutes for the sync to process
- Check your target properties to verify the multiplied rates appeared
-
Monitor sync activity
- Go to Settings → Activity Log to see sync events
- Each successful sync shows the source property, target properties, and multipliers applied
How it works
Automatic synchronization
Once configured, pricing sync works completely automatically:
- When pricing updates arrive: Your pricing tool sends new rates to your source property
- Instant calculation: Vanio immediately calculates the multiplied rates for each target property
- Automatic distribution: Updated pricing appears across all your synced properties within minutes
- Seamless operation: Guests see consistent, up-to-date pricing across all your listings
What gets synced
Always synced:
- Base nightly rates with your chosen multiplier applied
- Date ranges (pricing updates apply to the same dates across all properties)
Optionally synced:
- Minimum stay requirements (when enabled for each target property)
- Booking restrictions (if your pricing tool manages these)
Never synced:
- Property-specific settings like cleaning fees or extra guest charges
- Calendar availability (only pricing changes)
- Custom rate overrides you've manually set

Key features
• Flexible multipliers — Set different pricing strategies for each property (premium locations get higher multipliers, budget properties get lower ones)
• Selective minimum stays — Choose whether to sync minimum stay requirements or keep them property-specific
• Instant updates — Changes appear across all synced properties within 2-3 minutes
• Multiple targets — Sync one source property to as many target properties as you manage
• Override protection — Manual price changes on target properties won't be overwritten until the next sync from your source
• Activity tracking — Full audit trail of all sync events in your activity log
• Error handling — If one property fails to sync, others continue working normally
• Accurate listing details for PriceLabs — Bedroom counts and local currencies (such as CAD, EUR, and others) now display correctly in PriceLabs for all your connected listings, including properties you connect after your initial setup. Vanio uses the currency you've configured directly on each listing in Vanio as the authoritative source, so your PriceLabs pricing strategy always reflects the right currency—even if your Airbnb channel settings are incomplete or not yet filled in
Tips & best practices
Choosing your source property
- Use your highest-performing or most strategically important property as the source
- Ensure your source property has reliable pricing tool integration
- Consider using a property in your primary market as the baseline
Setting effective multipliers
- Premium locations: Use 1.10-1.30 (10-30% higher)
- Budget properties: Use 0.80-0.95 (5-20% lower)
- Similar properties: Use 0.95-1.05 for small adjustments
- Test and adjust: Monitor performance and tweak multipliers based on booking patterns
Managing minimum stays
- Enable minimum stay sync for properties with similar guest profiles
- Disable for properties where you want different stay requirements
- Consider local events and seasonality when setting this preference
Keeping your listing currency up to date
- If you operate in a non-USD market (for example, Canada or Europe), make sure each listing's currency is set correctly in Vanio under Properties → Settings → Pricing
- Vanio uses this setting as the definitive currency when sharing your listing details with PriceLabs, so an accurate configuration there ensures your dynamic pricing tool always works in the right currency
- If you ever change a listing's currency in Vanio, PriceLabs will reflect the updated currency the next time it pulls your listing details
Monitoring performance
- Check your activity log weekly to ensure syncs are working smoothly
- Compare booking performance across synced properties to optimize multipliers
- Update multipliers seasonally or based on market changes
Common questions
What happens if I manually change prices on a target property? Your manual changes will stay in place until the next pricing update comes from your source property. The sync doesn't run continuously—it only triggers when your pricing tool pushes new rates to the source.
Can I use different pricing tools for different properties? Yes, but only the source property needs a pricing tool connection. Target properties will receive their pricing from the source, so they don't need their own pricing tool integration.
How quickly do price changes appear across all properties? Typically within 2-3 minutes of your pricing tool updating the source property. During high-traffic periods, it may take up to 5 minutes. You'll see confirmation in your activity log once sync completes.
Why was PriceLabs showing the wrong bedroom count or currency for some of my listings? Two separate issues were affecting some listings. First, properties connected after your initial setup could show missing bedroom counts in PriceLabs. Second, listings configured in a non-USD currency (such as CAD) could incorrectly appear as USD in PriceLabs when the corresponding Airbnb channel currency was not filled in. Both issues are now resolved. Vanio now uses the currency you've configured on each listing in Vanio as the primary source, falling back to your Airbnb channel currency only if no listing currency is set, and only defaulting to USD as a last resort when neither is available. PriceLabs will correctly reflect your listing's currency and bedroom count regardless of when the property was connected or whether your Airbnb channel settings are complete.
I manage properties in CAD (or another non-USD currency). Do I need to do anything after this update? No action is required. Vanio now automatically sends the currency you've configured on each listing directly to PriceLabs. As long as your listing currency is set correctly in Vanio under Properties → Settings → Pricing, PriceLabs will show the right currency. If you're unsure what currency is set for a listing, navigate there to confirm.
