What it does

Portfolio Analytics gives you a complete financial picture of your property management business. See revenue, occupancy, average daily rate (ADR), and revenue per available room (RevPAR) across your entire portfolio, broken down by listing, platform, and time period.

Getting started

Accessing analytics

  1. Navigate to Analytics from the main sidebar
  2. The dashboard loads with "This Year" as the default date range
  3. Use the date picker to select custom ranges or quick presets (This Month, Last Month, This Quarter, This Year)
  4. Date selections persist in the URL — bookmark or share any view with your team

Reading the KPI cards

Four headline metrics appear at the top:

  • Revenue — Total earned across all listings and platforms for the selected period
  • Occupancy — Average percentage of nights booked versus nights available
  • ADR (Average Daily Rate) — Revenue divided by number of booked nights
  • RevPAR (Revenue Per Available Room) — Revenue divided by total available nights (booked + unbooked)

Each card shows the current value and a percentage change compared to the previous equivalent period.

How it works

Platform distribution

The platform breakdown chart shows what percentage of your revenue comes from each booking channel:

  • Airbnb — All Airbnb bookings
  • Booking.com — All Booking.com reservations
  • VRBO — VRBO/HomeAway bookings
  • Direct — Reservations from your direct booking website
  • Other — Owner bookings, manual entries, and other sources

Use this to understand channel dependency. If 80% of revenue comes from one platform, you have concentration risk.

Per-listing breakdown

The table below the charts lists every property with its individual metrics:

  • Property name and thumbnail
  • Revenue for the selected period
  • Occupancy rate
  • ADR and RevPAR
  • Number of reservations
  • Average guest rating

Click any column header to sort. Click any row to drill into that property's detailed analytics.

Trend charts

Toggle between revenue, occupancy, and ADR trend lines to see how your portfolio performs over time. Identify seasonal patterns, the impact of pricing changes, and growth trends month over month.

Tips & best practices

Check platform distribution monthly. Diversification protects your business. If one channel dominates, invest in direct booking and secondary channels.

Compare ADR across listings. Properties with similar size and location should have similar ADR. A significant gap may indicate a pricing issue.

Use CSV exports for owner reports. Filter to a specific owner's properties, select the reporting period, and export. Attach the CSV to your monthly owner statement.

Bookmark your most-used views. The URL captures the date range, so save a bookmark for "This Month" and "Last 90 Days" for quick access.
