Market Discovery
Research vacation rental markets worldwide with streamlined address search and unified interface design for discovering expansion opportunities across 35,000+ Atlas cities.
Market Discovery
The Market Discovery feature helps you research vacation rental markets worldwide by browsing any of 35,000+ Atlas cities. You can search and analyze market benchmarks even before you list a property there, making it easy to discover expansion opportunities and understand market dynamics across the globe. Now with address search, you can explore any specific location and see nearby comparable properties and your own listings on an interactive map.
Usage limits
Market Discovery includes usage quotas to ensure fair access across all accounts:
- Free accounts: 5 market previews per month
- Preview tracking: Each new city you explore counts toward your monthly limit
- Owned markets: Cities where you already have listings don't count against your quota
- Quota reset: Your preview count resets automatically at the start of each month
When you reach your monthly limit, you'll see upgrade prompts to continue exploring new markets. Your existing markets remain fully accessible regardless of quota status.

How quota tracking works
Vanio AI automatically tracks your market preview usage to ensure fair access:
- Smart counting: Only new cities you haven't explored before count toward your monthly quota
- Owned market exemption: Cities where you have active listings are always free to view
- One-time tracking: Each city counts only once per month, regardless of how many times you revisit it
- Automatic reset: Your quota resets to the full amount at the beginning of each calendar month
- Clear indicators: You'll always see how many previews you have remaining before reaching your limit
When you're close to your limit, you'll receive helpful notifications about upgrading to continue your market research without interruption.

Market research workflow
1. Start with broad search Begin by searching for destination types ("beach", "mountain") or regions you're interested in. The global search helps you discover markets you might not have considered.
2. Analyze market fundamentals For each promising city, review the market size (total listings), average daily rates, and bedroom breakdowns to understand the competitive landscape and pricing environment.
3. Drill down with address search Use the streamlined address search to explore specific neighborhoods, attractions, or properties you're considering. The compact interface now matches your other controls and prevents keyboard shortcut interference while you type. Adjust the radius to understand immediate competition and pricing at different scales.
4. Study competitor performance Use the benchmarks and top comparables to see how successful properties perform in that market. Look for gaps where your property type or strategy might excel.
5. Map competitive density Use the interactive map to visualize where competitors cluster and identify less saturated areas within your target market. The improved reliability ensures compensation data loads consistently.
6. Bookmark with direct links The URL updates automatically when you select a city, so you can bookmark promising markets or share research with team members using direct links.
7. Monitor your quota usage Keep an eye on your remaining monthly previews to plan your research efficiently. Consider upgrading if you're regularly exploring many new markets.
8. Take action when ready Use the "Add a listing" prompt to start expanding to markets that show strong potential based on your research.
Tips & best practices
Plan your research strategically With monthly preview limits, prioritize researching markets you're most seriously considering for expansion. Use your owned markets and featured suggestions to guide your exploration.
Search creatively for discovery Try partial city names, alternative spellings, or nearby locations to uncover markets you might miss. The global database includes many smaller destinations with strong vacation rental potential.
Use address search for hyperlocal insights Before acquiring a property, search its exact address to understand the immediate competitive environment. The streamlined interface makes this process smoother and more reliable. Adjust the radius to see how competition changes within walking distance vs. driving distance.
Take advantage of improved reliability The recent fixes ensure that compensation sheets and market data load consistently, so you can rely on the platform for critical research decisions without worrying about loading issues.
Experiment with different radius settings Start with a smaller radius (1-3km) to understand immediate competition, then expand to see broader market patterns. Different property types may need different competitive radius considerations.
Compare similar market types Look at multiple beach towns, ski destinations, or city centers to understand regional pricing patterns and identify the most attractive opportunities within each category.
Use country context for expansion planning Pay attention to the country information in search results — this helps you group potential markets by regulatory environment, currency, and operational complexity.
Research before you expand While Atlas provides comprehensive market data, always research local regulations, property acquisition costs, and seasonal patterns before committing to a new market.
Share research with stakeholders Use the direct linking feature to share specific market analyses with investors, partners, or team members. Everyone sees the same real-time data when they visit the link.
Upgrade when you need more previews If you're consistently hitting your monthly limit, consider upgrading to a plan with higher quotas to support more extensive market research.
Common questions
How many markets can I preview each month on the free plan? Free accounts include 5 market previews per month. This covers exploring 5 new cities where you don't currently have listings. Cities where you already own properties don't count toward this limit.
What happens when I reach my monthly preview limit? You'll see a clear message explaining you've used all your free previews, along with options to upgrade to a plan with more quota. Your existing markets remain fully accessible.
Do my own markets count toward the preview quota? No! Cities where you have active listings are always free to view and analyze. The quota only applies when exploring new markets for potential expansion.
Can I see detailed analytics for cities where I don't have properties? Yes! Discovery mode provides the same comprehensive market intelligence available for your existing markets — benchmarks, competitor data, pricing distributions, and performance metrics.
How does address search work with the quota system? Address search within any market (whether owned or discovered) doesn't count toward your quota. Only exploring new city-level markets counts toward your monthly preview limit.
What's the maximum search radius for address search? You can adjust the search radius from 1 to 25 kilometers around any address. The map and property results update automatically when you change the radius.
What improvements were made to the address search interface? We've redesigned the address search with a compact, single-row layout that visually matches your other filter controls, giving your search tools a more polished, unified appearance. We also fixed reliability issues and disabled keyboard shortcuts while typing to prevent interruptions.
How do direct links work for market research?
When you select any city, the URL updates automatically (like /markets?city=Miami). You can bookmark these links or share them with others to jump directly to specific market analyses.
What happens if Atlas doesn't track a city I'm interested in? If you search for a city that's not in our database, you'll see a "Suggest a market" option that lets you request coverage. We regularly add new markets based on user feedback.
How current is the market data for discovery markets? All market data refreshes nightly from Atlas, so you're seeing current listing volumes, pricing trends, and performance metrics whether you're researching new markets or managing existing ones.
Why do I see a banner when viewing some markets? The discovery banner appears when you're viewing a market where you don't have listings yet. This helps distinguish between market research (discovery mode) and performance management for your existing properties.
