What It Does
The Hawaii Arbitrage Trade Desk gives Vanio superadmins a purpose-built workspace for spotting Airbnb listings in Hawaii that are priced below market rate, converting them into Vanio-managed listings with a single click, and re-listing them on Booking.com and VRBO at optimized rates. A live dashboard tracks every active deal from first discovery through to a fulfilled booking, with prices and availability staying in sync automatically.
Getting Started
The Trade Desk is available to superadmin accounts only.

Open the Trade Desk. In the top navigation, click Atlas, then select the Trade Desk tab. You can also navigate directly to it by choosing Superadmin → Atlas → Trade Desk from the sidebar.

Review the candidate list. You'll see a table of Hawaii listings that Vanio has identified as potentially underpriced. Each row shows the property photo, location, bedroom count, guest rating, the original Airbnb nightly rate, and the estimated opportunity gap — how far below the local market median the listing sits.

Open a listing detail. Click any row to open the full detail panel. Here you'll find:
- A photo gallery pulled directly from the Airbnb listing
- Property specs (bedrooms, bathrooms, beds, max guests, property type)
- Host information and Superhost status
- The live Airbnb price alongside comparable market rates for the area
- A pricing editor where you set your target nightly rate

Set your target price. In the pricing editor, the Original Airbnb Rate is shown on the left for reference. Enter your intended nightly rate in the Your Listing Price field. Vanio will flag if your price falls below the minimum cost floor for that property.

Select the listing. When you're satisfied with the pricing, click Select to move the listing into your active pipeline. Its status will update to Selected.

Convert and build the listing. Click Convert to Vanio Listing. Vanio automatically:
- Copies all photos and amenity details from the source listing
- Creates a new listing in your Vanio account
- Pre-fills the description, property specs, and house rules

Publish to distribution channels. Once the listing looks right, click Publish. Choose Booking.com, VRBO, or both. Vanio pushes the listing live and begins syncing availability and pricing in real time.
How It Works
Once a listing is in your pipeline, Vanio works in the background to keep everything current:

Live price tracking. The original Airbnb rate is monitored continuously. If the source price changes, your Trade Desk dashboard reflects the updated figure immediately so you can see whether the opportunity still holds.

Calendar syncing. Availability on the source listing is tracked and used to keep your Vanio listing's calendar accurate. Dates that are no longer available on the source are automatically blocked on your listing, protecting you from double-booking situations.

Minimum margin protection. Every listing has a cost floor. Vanio will never open a date for booking at a price that falls below that floor — even during automatic calendar updates — keeping each deal profitable.

Lead time enforcement. Same-day and very near-term dates are automatically held closed until there is sufficient lead time to coordinate the stay, reducing operational risk.

Workflow status tracking. Each listing moves through a clear pipeline: Selected → Listed → Published → Booked → Securing → Fulfilled. You can also mark a listing as Rejected at any stage to remove it from your active pipeline.

Tips & Best Practices

Focus on the gap percentage first. Listings with a larger gap between the Airbnb rate and the local market median tend to offer the most room to price competitively while still earning strong margins.

Check the rating and review count together. A highly rated listing with many reviews is more likely to convert bookings quickly. A listing with very few reviews may need a more conservative launch price.

Don't price too close to the cost floor. Leaving some buffer above the minimum margin gives you flexibility to run promotions or absorb unexpected costs without losing money on a booking.

Review the photo gallery before converting. Photos carry over automatically, but it's worth a quick scan to make sure the gallery represents the property well before you go live on external channels.

Monitor new candidates regularly. The candidate list refreshes as new data comes in. Checking the Trade Desk a few times a week ensures you catch fresh opportunities before they're priced up by the host.

Use the Rejected status decisively. If a listing doesn't meet your standards — location, quality, host responsiveness — mark it Rejected early so it doesn't clutter your pipeline view.
Common Questions
Can I edit the listing details after conversion? Yes. Once Vanio builds the listing, you can edit the title, description, photos, amenities, and pricing just like any other Vanio listing. Changes you make in Vanio are pushed to your connected distribution channels automatically.
What happens if the Airbnb host changes their price after I've published? Vanio tracks the source listing's live price and reflects changes in the Trade Desk dashboard. Your published listing price on Booking.com and VRBO is controlled entirely by your Vanio pricing settings — the host's price changes do not affect your rates. You'll see the updated source price in the detail panel so you can decide whether to adjust your own rate.
Who can access the Trade Desk? The Trade Desk is available to superadmin users only. Standard property manager accounts and workspace admins do not have access to this section of Atlas.
