Market Report & Comp Benchmarks
See exactly how your property performs against comparable nightly rentals in your building, with separate monthly rental comparisons and expanded drill-down to 50 competitors for complete market analysis.
Every listing's calendar now shows you something most hosts never get to see: exactly how your property is performing against its real competitive set โ the comparable listings in your building. No more guessing whether your rates are right or your occupancy is healthy. You see it at a glance, with Vanio AI explaining the why and telling you what to do next.
The Market Report
Click the Market report button on any listing's calendar to open the full competitive breakdown. It answers the questions every revenue decision depends on:
[Screenshot: Calendar header showing Market report button next to Strategy and Relocation buttons]
The report loads in under a second โ your performance numbers appear instantly thanks to complete database optimization. We've eliminated the 10+ second wait times that previously made checking competitive data feel slow. All your performance metrics now appear immediately when you open a report.
Your unit vs the building
See your occupancy and median price side by side with the building's competitors โ the other comparable listings in your same building or complex. This comparison tells you whether a soft month is a you problem or a building problem โ and each one calls for a completely different response.
The Market Report now focuses on short-term nightly rentals only โ properties that compete for the same 1-7 night bookings as your listing. Monthly and long-term rentals (properties requiring 28+ night stays) are automatically separated into their own comparison section, giving you cleaner and more accurate pricing benchmarks for your nightly rates.
This separation means your competitive data reflects true nightly competitors rather than being skewed by monthly rentals that price completely differently and don't compete for the same guest bookings.
For properties without curated comparables, the report automatically shows building data instead of leaving sections blank, so you still get the market context you need.
Monthly and long-term rental comparison
Properties near you that require long stays (28+ nights minimum) appear in a separate Monthly comparison section. While these aren't your nightly competitors, they do compete for month-long bookings, so the report shows how their effective nightly rates (monthly total รท nights) compare to your nightly pricing.
[Screenshot: Monthly comparison section showing long-term rentals with effective nightly rates]
This section appears when you have long-term rental competitors nearby and shows:
- Effective nightly rates โ what guests pay per night for monthly stays at nearby long-term properties
- Monthly totals โ the full monthly price guests pay
- Building vs area โ long-term competitors in your building versus the surrounding area
- Direct comparison โ how these effective rates compare to your nightly ADR
The monthly comparison helps you understand the full competitive landscape when guests are considering longer stays, while keeping your main nightly benchmarks focused on true short-term competitors.
Comprehensive competitor drill-down
When you click into a specific date, you now see up to 50 comparable properties across your building and neighborhood instead of just 13. This expanded view gives you a complete picture of your competitive set with detailed information about each property's pricing, availability, and guest ratings.
[Screenshot: Date drill-down showing expanded list of 50 competitors with pricing and availability]
The expanded drill-down shows:
- All building competitors first โ properties in your same building or complex
- Neighborhood properties โ comparable listings in the surrounding area
- Complete pricing data โ current rates, availability, and guest-facing totals
- Property details โ ratings, review counts, and Superhost status
- Distance and context โ how far each competitor is from your listing
This comprehensive view ensures you're seeing the full competitive picture when making pricing decisions for specific dates, not just a small sample.
What's actually winning bookings
The report breaks down booked versus available listings to reveal the real drivers of who's getting reserved and who's sitting empty. It looks at the factors that move guests:
- Price โ are the booked listings priced differently from the empty ones?
- Rating and review count โ is guest trust tipping bookings away from you?
- Superhost status โ is the badge making the difference in your market?
Instead of assuming "I need to drop my price," you see which lever is genuinely deciding bookings in your competitive set.
Your booking velocity
Compare how fast your listing is filling its calendar against the pace of the building. If competitors are booking faster, that's an early signal to revisit pricing or availability before the dates go stale.
Your typical booking lead time
See how far in advance your guests tend to book. Knowing your lead time tells you when last-minute discounts make sense and when holding firm on price is the smarter call.
Monthly performance trends
Track how your competitive position changes over time with month-by-month benchmarks. Spot seasonal patterns and see whether your recent pricing changes are moving you closer to or further from the market.
Standard 12-month occupancy tracking
Occupancy rates now use the 12-month trailing period โ the standard way hotels and vacation rental operators measure performance. This smooths out seasonal variations and gives you a stable baseline that matches industry benchmarks.
Instead of forward-looking estimates that can make healthy properties look empty (when bookings simply haven't landed yet), you see actual occupancy over the past year. This trailing view tells you how full your listing really is, independent of booking lead times.
Vanio AI explains the why โ and what to do
Numbers tell you what's happening. Vanio AI tells you why โ and what to do about it.
Every Market Report includes a written analysis from Vanio AI that reads your whole competitive picture at once and turns it into plain-language insight: why your occupancy is where it is, what's driving (or blocking) your bookings, and a prioritized list of actions ranked by impact. You get a clear next step, not a wall of charts.
The AI analysis appears quickly after your performance data loads โ no more waiting endlessly for insights to arrive. The analysis refreshes when the market moves so the guidance you read always reflects current conditions.
Specific, executable actions: from insight to execution in seconds
Market Report suggestions are now specific and immediately actionable. When Vanio AI identifies vacant nights priced above comparable properties, it shows you the exact dates and current prices, not vague estimates. Click the action and you'll jump straight to your calendar to make those changes.
[Screenshot: Action card showing "Cut price on vacant, overpriced nights" with specific dates "Jun 14 USD 310โ268 ยท Jun 15 USD 295โ268" and blue "Open calendar" button]
Specific actions include:
- Vacant overpriced nights โ see each empty date with its current price and the target to drop to (e.g., "Jun 14 USD 310โ268"), then click to open your calendar with those exact nights ready to adjust
- Intro pricing for new listings โ set competitive rates for your first bookable nights to build momentum and reviews
- Minimum stay optimization โ adjust booking requirements for new properties to capture short-term reservations
- Strategy-level pricing โ shift your overall pricing approach based on established performance patterns
Each specific action shows:
- Exact dates and prices โ no "about USD X" estimates, only real current prices from your calendar with precise targets
- Clear impact โ how many nights it could help fill or revenue it could recover
- Direct navigation โ calendar actions open your calendar, strategy actions open your pricing settings
- Market backing โ the specific comparable data driving each recommendation
Real per-date pricing, not estimates
When Market Report identifies overpriced vacant nights, it reads your actual calendar prices and compares them to the building median for each specific date. You'll see "Jun 14 USD 310โ268 ยท Jun 15 USD 295โ268" โ those are your real current nightly rates and the exact target prices, not approximations.
The action only appears when we can show you the specific dates and real prices. If your calendar data isn't available, the suggestion simply doesn't fire rather than giving you vague guidance.
Smart action prioritization
Actions appear in order of likely impact. High severity actions (like new listing intro pricing or significant vacant date recovery) appear first. Medium severity actions (like established listing price adjustments) follow. This ranking is based on your listing's specific situation โ tenure, review count, competitive position, and booking patterns.
Real-time market data
Every action is backed by current market signals the report has already computed:
- Vacancy patterns โ dates where your occupancy lags while prices exceed comparables
- Booking velocity โ how your reservation pace compares to the building
- Competitive positioning โ where your rates sit relative to successful listings
- Seasonal trends โ whether market dynamics are shifting in your favor
No guesswork, no generic advice โ each recommendation responds to what's actually happening around your property right now.
Accurate pricing comparisons: all-in guest pricing
Market Report pricing is now calculated the same way guests see it โ including cleaning fees, taxes, and all charges โ giving you an accurate comparison against competitor listings. This "all-in" pricing approach replaces the previous host payout basis that often made properties appear underpriced by 25-40%.
Your ADR and competitive benchmarks now reflect:
- Base nightly rate
- Cleaning fees (calculated over a representative 3-night stay)
- Service fees and taxes
- All additional charges guests actually pay
This like-for-like comparison ensures you're measuring your true market position against what competitors are actually charging guests, not what they receive after platform fees.

Smart date picker defaults
When you open the market report, the date picker now automatically selects your first available upcoming date (where your listing isn't booked) instead of potentially showing a booked date that offers no actionable insights. The system prioritizes Fridays when possible since they align with typical vacation rental booking patterns.
The smart selection works like this:
- First available upcoming Friday where your listing is open for booking
- First available upcoming date if no Friday slots are open
- First upcoming Friday regardless of availability
- First upcoming date as a fallback
- First date in the range if no upcoming dates exist
This ensures you immediately see market conditions for dates where you can actually make pricing decisions that drive bookings, rather than analyzing dates you're already booked.

Common questions
Q: Why don't I see competitive benchmarks on some listings? A: Benchmarks appear when we have sufficient comparable data in your area. Properties without curated comparables will show building market data instead.
Q: How often do the competitive numbers update? A: The competitive data refreshes continuously as market conditions change. Your report will show the latest comparison whenever you view it.
Q: Can I see which specific listings are in my competitive set? A: The Market Report shows you the anonymous competitive data and booking drivers, but doesn't identify individual competitor listings by name. When you drill into specific dates, you'll see up to 50 comparable properties with details.
Q: Why does my ADR look different than before? A: ADR now reflects the all-in price guests actually pay (including cleaning fees, taxes, and charges) rather than just host payout. This gives you accurate like-for-like comparison with competitor rates and typically shows 25-40% higher than the previous calculation.
Q: Why does my occupancy rate look different now? A: Occupancy now uses the 12-month trailing period (the industry standard) instead of forward-looking estimates. This gives you a stable baseline that smooths seasonality and matches how hotels and vacation rental operators measure performance.
Q: What's the difference between the main comparison and the Monthly comparison section? A: The main comparison focuses on short-term nightly rentals (your true competitors for 1-7 night stays). The Monthly comparison shows long-term rentals (28+ night minimums) and their effective nightly rates, which compete for month-long bookings but price completely differently.
Q: Why do I now see up to 50 competitors when I drill into a date? A: The expanded view gives you a complete picture of your competitive landscape across your building and neighborhood, rather than the limited sample you saw before. This helps with more informed pricing decisions.
Q: Are the prices in vacant-overpriced actions my real current rates? A: Yes โ when you see "Jun 14 USD 310โ268," that USD 310 is your actual current nightly price for June 14th read directly from your calendar, and USD 268 is the specific target based on comparable properties.
Q: Why does the date picker show a specific date when I open the report? A: The system automatically selects your first available upcoming date (where you're not booked) and prefers Fridays when possible. This ensures you're immediately looking at dates where you can act on the market insights.
Q: Why do some actions say "Open calendar" while others say "Open pricing"? A: Per-date pricing actions (vacant nights, intro pricing, minimum stays) take you to your calendar where you set individual night prices. Strategy-level actions (overall pricing approach) take you to your pricing settings page.
Q: What happens if I don't see specific dates and prices in a vacant-overpriced action? A: The action only appears when we can read your real calendar prices and show exact dates. If that data isn't available, you won't see a vague "about USD X" version โ the suggestion simply won't appear.
